Why this number drifts
BC Assessment values are anchored to July 1 of the previous year — by the time you're looking at this, they're 9–18 months stale.
Assessors don't physically walk through every home, so the ratio routinely misses:
- Interior quality — custom kitchens, high-end finishes, luxury materials
- Unpermitted renovations — finished basements or updated systems done without municipal permits
- Micro-factors — street noise, privacy, exceptional views, the “feels right” intangibles
- Strata health — reserve fund condition and maintenance history (condos)
Treat as a directional benchmark for market aggression, not a fair-price estimate for any specific home.

What does

8 is the math. Real estate compounds along eight vectors at once: appreciation, principal paydown, tax shelter, inflation eating the debt, finite land, loosening zoning, neighbourhood lift, and the years you live inside the asset. In Chinese, eight is bā, a near-homophone for prosperity. The numerology lined up. We kept it.
