In British Columbia the standard Contract of Purchase & Sale stipulates that the Seller pay real estate commissions.
The Seller and the Listing Agent decide on how much commission will be offered to Buyer’s agents. Typically half of the total fee is given to the Buyer’s agent. The co-operating commission earned by your Buyer's agent is always disclosed to you when preparing an offer to purchase. For example, a buy-side commission could be in the amount of 3% on the first $100,000 and 1.50% on the balance (may vary).
On completion day, the commission is taken out of the proceeds by the Seller's lawyer or conveyancer.

Submitting an offer does not have to be complicated, but there are a lot of moving parts and dates to keep track of.
Draft an initial offer for the Seller's consideration.
This will have a set amount of time for the Seller to either accept, reject, or counter offer.
Amount of time for the Buyer to complete due diligence items (if any) such as confirmation of financing, home inspection, insurance review.
Some Buyer's may choose to go unconditional to strengthen their offer's appeal.
A provincially mandated rescission period that runs concurrently with your conditional period (if any).
Should you elect to exercise your rescission right you will pay a small 0.25% fee to the Seller.
Date by which the Buyer declares if they are satisfied or not with their due diligence items.
Buyer either enters into a binding contract of purchase & sale, obtains an extensions, or releases the contract (does not proceed with purchase).
If Buyer waives conditions (proceeds with purchase) then the deposit will become due.
Amount of time between Subject Removal Date and the Completion Date.
Buyer to prepare transfer of funds to their lawyer or notary in preparation for closing day.
Date on which the Buyer transfers funds to the Seller, and land title is registered to the new owner.
Often the same day as Posession, when Buyer will get keys and access to the property.
