dates, explained

Registered date vs sold date

  1. Offer acceptedsubjects pending
  2. Sold datesubjects removed, deal firm
  3. Registered datetitle transferred at the LTO
Registered date (completion, Land Title registration)
The official date the new owner's name is registered on the land title. It can come weeks or even months after the deal was agreed. Every date on this page is a registered date.
Sold date (pending or contract date)
The date all subjects or conditions are removed and both buyer and seller are legally locked into the price. MLS® sold records use this date, and BC Assessment works from the contract date when it analyses sales to set values. The gap is usually short, but it means a September deal can register in October.

how we count

Method

一

What is counted

Every residential sale BC Assessment reports as registered in the window: houses, townhouses, condos, duplexes and plexes. Vacant land, commercial classes and transfers that cover several properties under one price are left out.

二

Prices and ratios

Prices are as registered and not edited by 8X. Sale ÷ assessed compares the price with the current assessment and is left out outside 50% to 160% (usually new construction assessed before it was finished). Medians need at least 10 sales.

三

For members

Signed-in members also see which of these sales happened off-market or privately, identified from 8X's own records. A small number may have been marketed somewhere our records don't reach.

questions

Registered sales, explained

What is the difference between the registered date and the sold date?

The registered date is when the transfer of title is officially recorded at the Land Title Office: the day the new owner's name goes on the title. The sold date (the contract or "firm" date) is when all subjects are removed and buyer and seller are locked into the price. Registration usually follows weeks, sometimes months, later. Every date on this page is a registered date.

How many homes changed hands in Greater Victoria this quarter?

1,940 home sales were registered at the Land Title Office between Jul 2, 2026 and Sep 29, 2026, at a median registered price of $900,000. The most active areas were Saanich (514 sales, median $1.05M), Victoria (408 sales, median $764K), Langford (345 sales, median $740K).

Do homes sell above their assessed value?

Across the region the median registered price was 99.6% of the property's current BC Assessment value. Sales outside 50% to 160% of assessed (usually new construction assessed before completion) are left out of that figure.

What is a private sale?

A home that changed hands without being publicly marketed: sold directly between parties, completed by a developer, or transferred privately at market value. Signed-in 8X members can see which registered sales were off-market, on a map and in a sortable list.

Where does this data come from?

BC Assessment's monthly sales report of Land Title Office registrations, which 8X Real Estate licenses. Prices are as registered. It is public record and includes homes that were never listed for sale.
