The Alouette is a four-storey condominium at 2348 Beacon Avenue in Sidney, completed in 2021. MLS® records twelve strata lots in the complex; 11 residential + 1 commercial unit.
The building was developed and designed by Julie Cove, a local interior designer previously behind the Sidney retail shop The House Dressing Company. That origin shows. The interiors follow a consistent Scandinavian brief across every floor plan — satin white cabinetry with gold hardware, quartz islands, deep single-bowl sinks, European-style white appliances, wood-look plank flooring, honeycomb tile accents, and a clean-lined fireplace and mantle in the living room. Buildings this size are usually finished to a developer's spec sheet; this one was finished to a point of view.
The scale is the other defining trait. A dozen strata lots is very small for a purpose-built condominium. That means a short hallway, few neighbours and a low-key building culture — and it also means a small owner base sharing the cost of any major expenditure. Read the depreciation report and contingency reserve fund with that in mind.
Four storeys of wood frame over a poured concrete foundation, with a masonry and stucco street elevation, cement fibre panel and wood accents, and an asphalt torch-on roof. Contemporary massing with a mixed material palette, set directly on the Beacon Avenue sidewalk with commercial space at grade.
Because the building fronts the main street, exposure matters more than usual here. Homes on the Beacon side get the street outlook and the western light; homes at the rear are quieter. Top-floor homes gain nine-foot ceilings with skylights in the kitchen and bathroom on some plans, and the fourth-floor south-facing home carries a deck of roughly 300 square feet.
Homes were covered by BC's 2-5-10 New Home Warranty from completion. The ten-year building-envelope portion of that coverage runs to roughly 2031. Ask for the warranty documentation and the disclosure statement.
One-,two-, and three- bedroom plans, with the homes reviewed for this page ranging from 579 to 1,080 square feet of finished area, all single-level. The larger plans add a second bathroom, a walk-in closet and a primary ensuite; the smallest are efficient open-plan one-bedrooms with a walk-through closet.
Common features across the building:
Heating is baseboard electric on most plans. Air conditioning is not a building-wide feature — at least one home has a ductless heat pump providing cooling, but most do not. Treat it as a unit-by-unit question.
Strata fees in the homes reviewed ran $267 to $526 a month depending on size and inclusions, covering items such as insurance, property management, garbage and recycling, and hot water.
There is no gym, lounge or guest suite. In a twelve-lot building that is the correct answer: shared amenities in a strata this small cost each owner a disproportionate amount to maintain. Verify pet and rental bylaws directly with the strata before writing.
Parking at The Alouette is not automatic. Several homes carry a covered carport stall as part of the strata lot; others are recorded with no parking at all. This is the single most important thing to confirm on any unit in this building, and it is not something you can assume from the floor plan or the price.
If a home comes without a stall, it is worth knowing that this is one of the few addresses in the region where that is genuinely workable — but it should be a decision, not a surprise on the Form B.
The building is on Beacon Avenue, Sidney's main street, in the middle of the retail core. Cafés, restaurants, boutiques, a grocery store, the library and the waterfront are all within a few blocks on foot. Sidney Pier, the marina and the seaside walkway are a short walk east. The Lochside Regional Trail is close by for cycling south toward Victoria.
By car, Victoria International Airport is a few minutes away, the Swartz Bay ferry terminal about ten, and downtown Victoria roughly half an hour. The Anacortes ferry to Washington State departs from Sidney itself.
For a certain kind of owner, this is the whole argument for the building: you can live here without driving daily, which is not true of most condominiums on the Peninsula.
The Alouette suits a downsizer, a lock-and-leave owner or a first-time buyer who wants to be in the middle of Sidney and out of the car. The finishes are better than the building's size would suggest, the homes are bright, and the location does the heavy lifting — everything a household needs day to day is within a walk.
It suits people who like small buildings. Twelve owners is close to a neighbourly arrangement rather than an institution, and the maintenance obligations are correspondingly modest.
It is a poor fit if you need two parking stalls, or in some cases one. It is also a main-street address above commercial space: expect street activity on the Beacon-facing elevation, and if quiet is the priority, look at the rear-facing homes. Buyers who want a gym, a pool and a concierge should look at a larger building.
