The Cameo is a six-storey condominium at 2461 Sidney Avenue in Sidney, completed in 2022. It was built by Casman Properties, and sits one block south of Beacon Avenue with commercial space at street level, two blocks from the waterfront.
The defining characteristic is the spread of the unit mix. Most buildings of forty-odd homes are built around one or two repeated floor plans. The Cameo is not: the homes reviewed for this page ran from 497 square feet to 2,402, spanning one-bedroom, one-bedroom-plus-den, two-bedroom, three-bedroom and a penthouse. Strata fees across that same set ranged from $208 a month to over $1,000. Practically speaking, that means "a Cameo condo" describes very little on its own. The floor plan is the purchase; the building is the setting.
The three-bedroom flats are worth calling out specifically. Two of them run past 1,300 square feet on a single level with a no-step entry and the primary bedroom on the main — effectively a bungalow in the air. There is not much like that anywhere on the Peninsula, and it is the reason a good share of the building's buyers are people leaving detached houses in Sidney and North Saanich.
Six storeys of wood frame over a poured concrete foundation and an underground parkade, clad principally in cement fibre panel with glazing and metal detailing, under an asphalt torch-on roof. Contemporary massing with deeply recessed balconies, stepped back at the top floor where the penthouse gains fourteen-foot ceilings and three separate patios.
Exposures run the full compass here — homes face north, south, east, south-east and west. Upper-floor homes on the east and south sides take in city, mountain and ocean outlooks across Sidney toward Haro Strait; lower and west-facing homes look over the streetscape and get the evening sun.
Homes were covered by BC's 2-5-10 New Home Warranty from completion. The ten-year building-envelope portion of that coverage runs to roughly 2032. Ask for the warranty documentation and the disclosure statement.
One-bedroom through three-bedroom plans plus a penthouse, from roughly 497 to 2,402 square feet, all single-level. Balconies and decks are generous throughout — several homes carry 200 to 360 square feet of covered outdoor space, and the penthouse carries over 1,100 across three patios.
Common features across the building:
Two things are worth knowing before you assume them. Most homes have no fireplace — the penthouse is the exception. And air conditioning is not a building feature: heating is baseboard electric with radiant floor in places, and only the penthouse carries a heat pump with cooling. Treat both as unit-by-unit questions.
Strata fees in the homes reviewed ran from $208 to $1,115 a month, tracking unit size closely.
Most homes at The Cameo include one secure underground stall as part of the strata lot. Some do not: at least one one-bedroom-plus-den has been listed with no parking at all, on-street only. The penthouse carries two stalls with EV charging installed.
That makes parking the first thing to check on any unit here, along with whether EV charging is available at the specific stall rather than only in the building generally.
Worth its own line, because it is genuinely better here than in most buildings of this vintage: no-step entrance, accessible building entry, elevator, ground-level main floor access, and several plans designed with wide circulation and the primary bedroom on the main level. If step-free single-level living is a requirement rather than a preference, this building should be on the shortlist.
The Cameo sits on Sidney Avenue, one block off Beacon Avenue and two blocks from the ocean. Everything in downtown Sidney is within a short walk — restaurants, cafés, boutiques, grocery, the library, the bookshops the town is known for. The 2.5-kilometre waterfront walkway and the marina are a few minutes east; the Lochside Regional Trail runs south toward Victoria.
By car, Victoria International Airport is a few minutes away and the Swartz Bay ferry terminal about ten. The Anacortes ferry to Washington State leaves from Sidney itself. Downtown Victoria is roughly half an hour.
Being a block off the main street rather than on it is the practical distinction from other central Sidney buildings: the walkability is the same, the street activity is not.
The Cameo suits downsizers first. The larger flats offer single-level, step-free living with three bedrooms and real outdoor space, in a walkable town centre — a combination that is hard to find and harder to replace. The accessibility features are meaningful rather than nominal.
The smaller plans suit a pied-à-terre buyer or someone who wants a low-fee foothold in Sidney. At the top, the penthouse is a genuinely singular home rather than a slightly larger version of what is below it.
It is a less natural fit if you need two parking stalls — only the penthouse has them — or if you want air conditioning without installing it yourself. Short-term rental investors should look elsewhere; the bylaws do not permit it. And because the unit mix is so wide, do not treat one home in this building as a proxy for another. What you are buying is the specific floor plan, its exposure, its balcony and its parking, in that order.
