Pebble Beach is a 21-home oceanfront condominium at 65 Songhees Road, on the Songhees harbourfront in Victoria West. It is a small three-storey building set directly on the Inner Harbour, beside its own pebble beach with a kayak and canoe launch, a short walk along the waterfront from downtown. The building is within the City of Victoria.

The building

A boutique three-storey, 21-home low-rise, Pebble Beach is wrapped around a landscaped inner courtyard with a garden and fountain, and sits right on the Songhees walkway with a small beach at its doorstep. An elevator serves all floors. The building has a reputation as a well-run, friendly, low-density community.

The homes

The 21 homes are mostly two- and three-bedroom layouts, several over 1,400 square feet. Common features include nine-foot ceilings, gas fireplaces, in-suite laundry, large patios or covered decks, and generous storage, with many homes offering oversized primary bedrooms, around 20 by 13 feet, behind walls of south-facing glass. Most homes face south or southwest for 180-degree views over the Inner Harbour toward the city skyline, the Empress, the Legislature, Fisherman's Wharf, and the Olympic Mountains, stretching west to Ogden Point. Finishes vary by home, and several have been fully renovated.

Location & walkability

Pebble Beach sits directly on the Inner Harbour, with its own small beach and the Songhees waterfront walkway at the door. You can launch a kayak or paddleboard from the doorstep, or walk the waterfront into downtown and Old Town in minutes. The harbour outside stays busy with ferries, float planes, and marine traffic, and the neighbouring Roundhouse district is bringing new shops and amenities within walking distance.

Who it suits

Pebble Beach suits buyers who want a quiet, low-density oceanfront home with direct beach access rather than a large tower with extensive amenities: downsizers, retirees, and waterfront-lifestyle buyers. With only 21 homes, it offers a close-knit, low-traffic setting, and the south-facing views and beach launch are the main draw. The trade-offs are that it is a small older low-rise without resort amenities, finishes vary by home, and as with any building of its age, reviewing the depreciation report and contingency reserve is sensible before purchase. Homes here come up for sale infrequently. Pets are limited to one dog or one cat.
