Dockside by Bosa
Dockside Green represents one of Victoria's most ambitious urban renewal projects—a 15-acre brownfield transformation that's been two decades in the making.
A Storied History
The site sat as contaminated industrial land along the Upper Harbour until Vancity Credit Union launched an audacious vision in the mid-2000s: build one of the world's greenest communities. The first phases, completed by 2011, achieved LEED Platinum certification and international acclaim, featuring Canada's first on-site wastewater treatment facility, a biomass district energy system, and a naturalized greenway ecosystem fed by treated greywater. Then the 2008 financial crisis intervened, stalling development for nearly a decade.
BOSA's Revival
In 2017, BOSA Development acquired the project and secured an updated master plan from Victoria Council. Their two steel-and-concrete towers at 363 and 369 Tyee Road—completed in 2023—mark the community's renaissance. Euro-style layouts maximize space with Stosa Italian cabinetry, quartz counters, and premium European appliances from Blomberg and Fulgor Milano.
More to Come
Future phases will bring the community to over 1,300 residential units by 2027, alongside a retail centre with grocery, children's play park, dog park, and additional public greenspace.
Connected by Design
Dockside earns a Walk Score of 86–87 and sits at the nexus of Victoria's active transportation network. The Galloping Goose Trail runs directly through the site, offering car-free cycling to downtown in minutes. The Songhees Walkway links residents to the Inner Harbour waterfront, while internal greenways and pedestrian mews create a genuinely walkable neighbourhood.
Dog-Friendly Living
Pet owners benefit from on-site pet wash and grooming stations, with a dedicated dog park planned in upcoming phases. Bylaws accommodate cats and dogs (verify specifics with strata). 2 dogs or cats allowed, or one of each. No size or weight restrictions.
Resident Amenities
The rooftop terrace delivers panoramic views with BBQ dining pods, gas fire pit, and lounging areas. Additional amenities include a fully equipped fitness centre, social lounge, bike tuning station, and secure storage.
